Kim, here is the revised estimate for the full Haru project. Everything we discussed is in one place. The four milestone payments are at the top, and the details follow below.

The total is $27,000 for brand identity, all exterior work, all interior work, and a single-page website included at no extra charge. Read at your own pace. If anything is unclear, call or text and we will sort it out before the contract.

The four payments.

Section 2

What is included.

All design work · You approve before painting starts

Design

Before any paint touches the building, you will see and approve the complete design. This is what you will receive:

  • A logo for Haru, plus a smaller second logo and an icon (a small symbol that can stand alone)
  • The colors for your building, with the exact Benjamin Moore paint names so the paint matches the design
  • The fonts for your name, signs, and website
  • A finished design of the mural for the S. Belmont Ave. wall, showing the colors, shapes, and scale
  • A finished design of every hand-painted sign on the outside of the building
  • A photo of your real building with the new design painted on it, so you can see exactly how it will look
  • A brand guide PDF for you to keep
  • A project timeline document
You approve everything before any painting begins. No paint goes on any wall until you say yes in writing (text or email) to the logo, the colors, the mural design, and every sign.
Changes: The design and the mural each include 2 rounds of changes at no charge. Each round needs a written list of what you want changed before work begins. More rounds after that are billed at $150 per hour, in 1-hour pieces.

Phase 1

Exterior

  • All 4 exterior walls painted with Benjamin Moore Aura Exterior, 2 finish coats
  • East bare brick wall (about 45 ft exposed): 1 coat alkali-resistant masonry primer plus 1 coat Aura Exterior
  • Large mural on the 90 ft S. Belmont Ave. wall: 3 to 4 colors, geometric abstraction
  • Hand-painted business name and exterior signage
  • Front facade (W. Cary St. side) painted after the contractor finishes trim and paneling
  • Benjamin Moore Aura 15-year manufacturer warranty on all exterior painted surfaces
  • Application method: airless sprayer throughout

Phase 2

Interior

  • Interior brick walls: alkali-resistant masonry primer plus 2 coats Benjamin Moore Regal Select Interior, Flat finish
  • Maximum working height: 14 feet (anything above is excluded and quoted separately after on-site inspection)
  • Ceiling: excluded from this contract
  • Up to 10 hand-painted interior section signs (installed above 81 inches display height)
  • Cut vinyl store hours lettering on the front door
Interior verification: Phase 2 pricing is based on conditions at contract signing. After the tenant vacates on June 30, an on-site inspection happens before interior work begins. If actual conditions require a cost increase of more than 10%, a written change order will be presented and must be approved before any interior work starts.

Included free

A single-page website for Haru.

Market value $1,500 to $3,000 · Included at no additional charge

Hosting and maintenance: $25 / month (billed monthly or annually). A separate ongoing agreement that begins when the site goes live. Covers hosting, domain support, security and software updates, and minor content updates by text or email.

Section 3

Payment milestones.

  1. M1$3,000

    Contract signed

    Spencer begins all of the creative design work: the logo, the colors, the mural, and all of the signs. No paint goes on the building yet.

  2. M2$8,000

    You see the finished design and approve it in writing

    You will see a finished picture of the logo, the colors, the mural design, and every sign before any painting begins. You must say yes in writing (text or email). Then materials are ordered, the lift is scheduled, and exterior painting starts.

  3. M3$8,000

    All 4 exterior walls complete, mural installed, exterior signs painted

    Phase 1 complete.

  4. M4$8,000

    Interior walls painted, section signs complete

    Final payment. Full IP transfer. Website delivered after M4 clears.

Payment rules
  • M1 must be received before any work begins.
  • M2 must be received before any materials are purchased or the lift is scheduled.
  • Invoices are due within 3 days of the trigger condition being met.
  • Invoices unpaid after 5 days trigger a written stop-work notice.
  • Invoices unpaid after 10 days accrue interest at 1.5% per month (18% per year) on the outstanding balance.

Project timeline.

    Brand identity and design

    Logo, colors, typography, and mural concept.

  2. Week of May 14

    Design approval

    Your written approval triggers the M2 payment.

  3. May 21 to June 3

    Exterior painting, mural, signs

    All exterior walls, mural, and hand-painted signs. Begins after M2 received.

  4. June (contractor-dependent)

    Front facade

    Painted after the contractor finishes trim and paneling on that wall.

  5. By July 1

    Exterior complete (M3)

    Front facade is the gating item.

  6. 2 weeks in July

    Interior painting and signs

    Begins after tenant vacates and contractor remodeling is done.

  7. After M4 clears

    Website

    Bonus deliverable.

Section 5

What is not included.

Not included in this contract. Any of the following can be added as a written change order at $200 per hour with written approval before work begins.

Section 6

Contract protections.

Design approvalWritten approval (text or email) of the brand identity, storefront mockup, and mural concept is required before any paint is applied to any surface. No exceptions.
Interior readinessInterior painting cannot begin until contractor remodeling is fully complete and the space is cleared of all inventory, fixtures, and debris. You are responsible for ensuring the space is ready.
Contractor sequencingFront facade and sign work cannot begin until all contractor work on that surface is 100% complete and new surfaces are fully primed. Contractor delays do not affect the payment schedule.
Change ordersAny scope addition or change after contract signing requires a written change order with an agreed price before work begins. Verbal approvals are not binding.
WeatherExterior spray painting cannot occur in rain, high humidity, or sustained wind. Weather delays do not affect the payment schedule.
Intellectual propertySpencer retains all copyright and IP rights to all creative deliverables until M4 final payment is received in full. Upon M4 receipt, full IP transfers to Kim Cho / Haru. Spencer retains the right to photograph and display the completed work in his professional portfolio.
CancellationA cancellation fee equal to 15% of the remaining unpaid contract balance is due within 10 business days of written cancellation notice. All work delivered to date is non-refundable. All brand assets revert to Spencer's ownership until the cancellation fee is paid in full.
